Cross Creek is a unique gated condominium spread across 122 acres of prime forest within the city limits of Atlanta. The community of both townhomes and two and three story buildings is set on a property with significant changes in elevation. With wide parkways and mature landscaping, Cross Creek combines a peaceful setting with an array of amenities and services. The community includes an 18-hole par-three golf course with an on-site golf pro, tennis courts, and three swimming pools. The main clubhouse includes a health club, restaurant and banquet facilities that offer both inside and covered deck seating overlooking the golf course.

Cross Creek has:

  • 94 buildings
  • 122 acres
  • 5 miles of roads
  • 18 hole, Par 3 golf course
  •  936 units

Objective of this request: To engage a landscape architect who will help address areas of concern including drainage and erosion issues and replacement landscaping choices, with cost sensitive solutions: either as one solution or separate steps:

1) Drainage and land erosion solutions which are currently affecting individual buildings and the golf course.

2) Creation of a landscape “play book” that will be used as a resource when addressing each unique area for drainage and erosion issues as well as replacing and enhancing current plantings to achieve a natural and low maintenance environment that adds to the value of the property.

3) Tree canopy consulting: Assist with deciding if a tree inventory or a reserve study is the best solution. Tree inventories are a bottom-up strategy that maps the location and records the condition of trees in a defined area. A tree canopy assessment is a top-down approach that uses satellite imagery to map out the coverage of tree canopies over a defined area. Also to include a tree replacement plan.

4) Carbon credits: Provide information about how Cross Creek can generate revenue with improved climate action projects.

5) Highway noise level: Work with the Georgia Department of Transportation to reduce the noise level emanating from I-75. This will improve individual property values and increase residential quality of life.

Cross Creek is interested in working with a landscape architect who can help us determine the best solution to tackle these initiatives with creative and cost sensitive solutions. We anticipate having a plan in place by this fall and work to begin in 2024.
